Air in a tower works differently

Many downtown condo towers bring fresh air into corridors under slight pressure, which helps keep smells inside units from spreading into hallways. Each unit usually has its own fan coil or heat pump that recirculates air, plus bathroom and kitchen exhaust. Windows in high-rise units may open only a few inches, or not at all. A smell created inside the unit has limited ways out.

That makes source control the main tool. Smoke, heavy cooking and strong cleaning products stay in a sealed unit much longer than in a townhome where you can throw the windows open. The building's rules on smoking, odors and noise also apply to short-term guests, and associations can fine owners for guests' behavior.

Downtown guests often arrive for conventions, concerts, games and nights out, so late-night smoking, takeout food and parties are risks hosts should plan around.

What a downtown host controls

Unit equipment
Your fan coil or heat pump filter, bathroom fans and the kitchen hood. Know where each is and how to clean or replace it.
Soft goods
Bedding, curtains, rugs and upholstery hold most lingering odors; plan to launder or clean them after any smoking.
Not yours
Corridor air, trash rooms, garages and building-wide systems belong to the association.
Rules
Your association may restrict or ban short-term rentals, smoking, and grills on balconies. Check before you list.

Common questions

Can I prop the unit door open to air it out?

Many buildings prohibit it, since it upsets the corridor pressure and can trigger complaints or fire-door rules. Use the unit's fans and a purifier instead.

What is the most common downtown odor complaint?

Smoke, either from a guest who smoked inside despite the rules or from a neighboring balcony, followed by cooking and takeout smells in small units with limited ventilation.

Does the unit's fan coil filter matter as much as a furnace filter?

Yes. In a tower unit it is the only filter the unit's air passes through. A dirty fan coil filter recirculates smells every time it runs, so check and replace it on the schedule the building or manufacturer recommends.
