Stale versus musty

Stale air smells flat and dusty. It comes from a closed space with the heat or air running low, dust on soft surfaces, and drains that have lost their water seal. It usually fades soon after you open windows, run the water and turn on fans.

Musty is earthy and damp, the smell of a basement or a wet towel. It means moisture is feeding mold or mildew somewhere: a slow plumbing leak, a washer door seal holding water, a damp carpet on a slab, or condensation in a cool lower-level room. Musty smells come back after you air the place out, because the source is still wet.

LoHi townhomes with garden levels, and older homes with basements, are most prone. Long winter gaps are when slow leaks go unnoticed.

What the smell tells you

  • IfThe smell fades soon after airing and running drainsThenIt was stale air and dry traps. Clean as normal and add drain runs to quiet-period visits.
  • IfThe smell is musty and strongest in one room or cornerThenLook for water: under sinks, behind toilets, along exterior walls, under rugs, around the water heater.
  • IfThe washer smells sourThenClean the door gasket and detergent drawer and run a hot cleaning cycle; leave the door open between uses.
  • IfYou find damp drywall, carpet or visible growthThenFix the source, dry the area, and get a moisture check before deciding what must be removed.

Reopening routine

  1. Open up.Open windows and doors where you can for twenty to thirty minutes and run the bath and kitchen fans.
  2. Run every fixture.Run all sinks, showers and tubs and flush every toilet, including in rooms guests may not use.
  3. Check for water.Look under sinks, at toilet bases, at the water heater, and along lower-level walls and floors.
  4. Refresh the air system.Replace the HVAC filter if it has been months, and set the thermostat to a normal comfort level.
  5. Recheck closed up.Close everything for an hour and walk the unit again. A smell that returns needs a source.

Common questions

Should I leave the heat off during long gaps to save money?

Keep it at a safe minimum in winter to protect pipes and limit condensation. A unit that gets too cold can freeze pipes and grow musty faster.
